Hello,
A few thoughts:
It could be how you extracted. You can rename .epub to .zip and unzip it.
The content documents are in XHTML and should open in any browser.
Secondly, if the EPUB is from a source that protects the files, they may be
encrypted, which of course would cause problems.

Subject: [Athen] EPUB to HTML issues
Hello all,
Twice now I have extracted the HTML files from an EPUB book but Read&Write
was not able to read it. I tried opening the files in Chrome and Edge with
no luck. I was able to get the reader in Edge to read the content and my
screen reader would read it fine, but not Read&Write. Any ideas why?
